Our story

Built by property managers, for property managers.

Property management software was either too expensive, too complicated, or clearly designed for institutional landlords — not the independent operators who make up most of the market. So we built the other thing.

We tried everything on the market first.

We manage rentals in Canada, and before Dwelleroo existed we ran them the way most people do — a spreadsheet that grew a second tab, then a third, then a copy with FINAL in the filename.

When that stopped working we went shopping. What we found was software priced for management companies with staff, built around workflows that assume someone's full-time job is operating it, and sold on annual contracts with an implementation call attached.

None of it was wrong, exactly. It just wasn't for us — or for the landlord with eleven units who is also the plumber's contact, the leasing agent, and the bookkeeper.

So we built what we wanted: powerful enough for a growing portfolio, simple enough to use without training, priced so it earns its place every month. Built in Canada, for property managers everywhere.

Three commitments we'd rather be judged on than described by.

They show up as product decisions, not as a page nobody reads.

01

Simplicity

Complexity is what stops software from being used. If a feature needs a manual, we haven't finished designing it. We spend more effort removing friction than adding capability.

02

Security

Tenant records and financial data are not ours to be casual with. Encryption in transit and at rest, payments handled by Stripe, and no card details on our servers.

03

Fairness

Transparent pricing, proportional to what you get. No hidden fees, no bait-and-switch, and no basic capability held hostage behind an enterprise quote.
